Site and Planning

  • The proposed M&S Foodhall will be located adjacent to Pyebush Roundabout, Beaconsfield, close to existing residential and commercial areas.

  • No, the planning application is being submitted following engagement with Buckinghamshire Council, Council leaders, local ward councillors, key stakeholders and the local community.

  • Subject to planning permission, the target launch date for the new store will be in 2028.

Retail Use and M&S Offering

  • A standalone M&S Foodhall offering a wide range of fresh produce, food-to-go options and M&S-brand groceries, designed with sustainability and accessibility in mind. Click and collect function enabling customers to collect Fashion, Home and Beauty products bought online.

  • The new Foodhall will be approximately 25,000 sq. ft net sales floor area.

Traffic, Access and Parking

  • The site is located adjacent to Pyebush Roundabout, Beaconsfield, a well-connected and accessible location close to the A40 and M40. A detailed Transport Assessment will accompany the planning application.

  • The new store will include c.280 car parking spaces, featuring accessible bays and parent and child spaces and EV charging spaces.

Local Benefits

  • Sustainability measures will include energy efficient lighting and services, use of energy management systems, provision of EV charging spaces, connectivity to existing public transport, and roof mounted solar panels to support on-site renewable energy generation. Additionally, the proposals will retain around 59 % of the site as undeveloped land to support biodiversity.

  • The proposals will support M&S’s long standing relationships with suppliers across Buckinghamshire and the wider Home Counties, including over 60 Select Farms in the county. M&S also works with major regional food and drink suppliers, supporting thousands of jobs within Buckinghamshire and the wider Home County areas.

    The scheme will support over 80 jobs, alongside construction and supply chain employment.
