Marks & Spencer is bringing forward plans for a new, purpose-built M&S Foodhall on land adjacent to Pyebush Roundabout, Beaconsfield. The store will deliver the very best of M&S Food in a modern, energy-efficient and attractively landscaped setting.

Key Features:

  • A modern M&S Foodhall offering the full range of M&S Food, including fresh produce from M&S’ Select Farms, an in-store bakery and popular product ranges, including: Nutrient Dense, Plant Kitchen, Only… Ingredients and Eat Well.

  • C.280 car parking spaces, including dedicated accessible and parent and child bays.

  • High-quality landscaping and biodiversity enhancements.

  • A design that reflects M&S’ sustainability standards, with energy-efficient systems and low-carbon materials.

  • Safe and convenient pedestrian and cycle links to existing routes and the provision of high quality cycle parking facilities.

Sustainability First

The new store will be fully electric and designed to reduce energy use. It will be fitted with energy-efficient lighting and support M&S’ Plan A commitments to become a net zero business by 2040.

Easy to Access, Easy to Shop

The site is located adjacent to Pyebush Roundabout in Beaconsfield, with easy access from major routes including the A40 and M40 and good connections via local bus services. If approved, the new Foodhall would be easy to reach whether you’re arriving by car, bus, bike or on foot.

The proposals include c.280 parking spaces for customers and colleagues, with accessible bays. Improved pedestrian routes through the site would strengthen links to nearby footpaths, while new cycle parking would support more sustainable ways to travel.

A Boost for Local Jobs

The new M&S Foodhall in Beaconsfield will support over 80 jobs across a wide range of roles, from customer service and retail to management. M&S is known for providing high-quality employment, offering strong training, career development opportunities and fair pay, helping people build long-term careers close to home.

Beyond the store itself, the project would support additional jobs during construction and through the local supply chain. By working with local contractors and specialists wherever possible, the scheme would contribute to Buckinghamshire’s economy and ensure the benefits of investment are felt across the wider area.

Community Benefits

The new M&S Foodhall would continue to support M&S’ long-standing relationships with suppliers across Buckinghamshire and the wider Home Counties. M&S is proud to work with over 9,000 Select Farm partners across the UK. This includes over 60 Select Farms in Buckinghamshire, reflecting a strong commitment to British farming, responsible sourcing and resilient regional supply chains.

As one of the UK's largest private sector employers, M&S is also proud to create opportunities for young people facing barriers to work through its Marks & Start programme which launched in 2004, delivered in partnership with The King's Trust. The scheme has supported 12,000 young people to gain valuable retail experience, including over 800 young people across the South East region.

M&S also works closely with a range of established food and drink producers across the wider area, helping to support thousands of jobs across the region. Together, these partnerships highlight the scale of economic activity and skilled employment supported by M&S across Buckinghamshire and the wider home counties.

Alongside this investment, around 59% of the site would remain undeveloped, maintaining a strong focus on open space, landscaping and the site’s natural character.
